Our Marketing Plan

  1. Market Analysis: Compute a Comparative Market Analysis (CMA) and review the CMA in detail with you to determine the best price and net proceeds to you for your property.

  2. Walkthru: View (and measure) your house for proper representation and complete the listing paperwork outlining every detail of your property.

  3. Staging: Suggest and advise you on changes to STAGE your house for marketing. This includes various brochures, checklists, and video tapes.

  4. MLS: Place your property in the Multiple Listing Service (MLS), which is on line 24 hours a day to thousands of Realtors and buyers. This includes color photos!! Make up-to-the minute changes and updates to your listing until it is sold!

  5. Lockbox: Use of the electronic Supra Keysafe System to ensure maximum exposure and safety of your property through Realtor lockbox access.

  6. Sign: Have a post sign professionally installed in your yard, plus add any appropriate riders.

  7. 1 Year Home Warranty: This is available for the buyer of your home and is an excellent selling point. Also, it helps reduce any liability of unknown repairs post-closing.

  8. Brochure: Design and print professional color brochures, promoting your property for potential buyers and other Realtors. We distribute brochures to all realtors in my office and to potential buyers through my database.

  9. Internet: Have your property information available on many different Internet web sites i.e.: Realtor.com, Harmonhomes.com, AlbertAnthonyRealEstate.com and more!

  10. Realtor Tour Day: Exclusive open house on Tuesday's, hosted by Albert Anthony Real Estate.

  11. Printed Advertising: Submit ads to be published in Harmon Homes Magazine, distributed to over 150,000 buyers.

  12. Feedback: Display a sign-in sheet for Realtors in your property and promptly follow-up on all showings. You will receive feedback through your listing reports.

  13. Networking: Network with agents who have nearby listings and/or qualified buyers to be sure they have accurate information and know how to show your property.

  14. Reports/Updates: Send you listing service reports directly from our computerized checklist to update you on marketing/activity received to date on your house.

  15. Representation: Represent you upon the presentation of all contracts and negotiate the best possible price and terms for your property.

  16. Loan Verifications: Verify all loan balances in advance to prepare a detailed net sheet for you upon acceptance of any offer.

  17. Market Conditions: Review market conditions and activity every four weeks and recommend necessary adjustments to sell your house.

  18. Reverse Prospecting: We notify all agents in the MLS system of our new listings thru reverse prospecting when they have a matching buyer.

  19. Advance Fees: We do not charge any fees or commissions up front , only when we sell and close on your property.
